Short answer: Usually no.
But how your student loans are reported can absolutely affect how much home you qualify for.
Lenders don’t disqualify you just because you have student loans.
What matters is:
What monthly payment shows up when we calculate your debt-to-income ratio?
For Dream For All (which typically follows Fannie Mae guidelines):
- If you're in a repayment plan, we use the payment shown on your credit report (or verified documentation).
- If you're on an income-driven repayment plan and your payment is $0, that $0 can often be used.
That’s good news.
If your loans are in forbearance or deferment and show $0 due, we usually cannot use $0.
Instead, the lender may have to calculate a payment based on your loan balance and that number can be much higher than an income-based payment.
That higher “calculated” payment could reduce how much you qualify for.
👉 Translation: A $0 payment isn’t always treated the same
