Property Requirements:
What Kind of Homes Qualify?

If you’re thinking about using CalHFA’s Dream For All program, it’s not just who you are that matters, it’s also what kind of home you plan to buy.

Here’s a simple breakdown of the types of properties that are eligible 👇

🏡Property Types

To qualify for Dream For All, the home you buy must be a single-family, one-unit residence. That includes:

  • Traditional single-family homes
  • Approved condominiums or PUDs (planned unit developments)
  • Manufactured homes (as long as they meet CalHFA and lender guidelines)
  • Homes with guest houses, granny units, or in-law quarters — these can be eligible too!

🏘️ What About Condos?

Condos can qualify for Dream For All if they meet the same rules as your first mortgage program.
Your lender will verify that the condo project is approved and meets all requirements.

💬 When Rules Overlap

Sometimes CalHFA’s guidelines and your first mortgage’s rules might not line up perfectly. In those cases, the more restrictive rule always applies. That just means we’ll follow whichever guideline is stricter to make sure the loan stays fully compliant.
