What is Dream for All?

This down payment assistance program offered by CalHFA, offers up to 20% for down payment or closing costs, not to exceed $150,000.

​Homebuyer must register for a voucher. A randomized drawing will select registrants who will receive the voucher. This will not be first come, first served.

👇Program Requirements: 

- All borrowers must be first-time homebuyers.
One borrower must be current resident of California.
- One borrower must be a first-generation homebuyer meaning:

1A: A first-generation homebuyer is defined as a homebuyer who has not been on title, held an ownership interest or have been named on a mortgage to a home (on permanent foundation and owned land) in the United States in the last 7 years,

AND

2A: To the best of the homebuyer’s knowledge whose parents (biological or adoptive) do not have any present ownership interest in a home in the United States or if deceased whose parents did not have any ownership interest at the time of death in a home in the United States,

OR

2B: An individual who has at any time been placed in foster care or institutional care (type of out of home residential care for large groups of children by non-related caregivers).

When will I hear if I was successful in receiving a "Dream for All" voucher?

- CalHFA is expecting it will take several weeks to process and audit applications and conduct the randomized drawing.

- You will be notified through your portal account and email.

​- All applicants will receive a notification, whether they were selected, waitlist, or not selected, but it may take several weeks as we work through the review and audit process, so please keep checking your portal account and email.

After March 16, 2026 (deadline) can I apply for a Dream for All voucher?

No the portal is closed. Please check with us for other downpayment assistance programs that may be available to you.

After March 16, 2026 (deadline), can I still update my application?

If you submitted your application and your status shows Application Received, and you have received a request for additional information, yes, you will be able to upload the additional information requested. Otherwise, no changes can be made after the application has been submitted.

​If you started an application but never submitted it, unfortunately, you will not be able to submit it because the portal closed on March 16th and no new applications can be submitted.

Will there be another round of the Dream For All program next year?

We don’t know yet.

The state typically decides based on the annual budget, which is usually announced around mid-year. If funding is approved, another round may open but it’s not guaranteed

​👉 That’s why many buyers choose to explore options now instead of waiting.

What happens after I register?

There are three possible outcomes:

- You’re selected and receive a voucher
- You’re placed on a waiting list
- You’re not selected

If selected, your voucher will be available in your portal and must be used within a limited timeframe

Do I need to work with the same lender who pre-approved me?

No — you have options.

​You can work with any lender you feel confident in. What matters most is having someone who understands the program and can guide you effectively through the process. 

What if I find a home before the lottery results come out?

You don’t necessarily have to wait.

Many buyers choose to:

- Run their numbers
- Explore alternative programs
- Get pre-approved with another program
