Who is this program for?

This California Dream for All Shared Appreciation Program is for you if:

• All buyers must be first-time homebuyers, which means you haven’t owned and lived in a home or lived in a home owned by a spouse in the past three years.

• One buyer must be a first-generation homebuyer, meaning you haven’t owned a home or been on a mortgage in the U.S. in the past 7 years, and to the best of your knowledge, your parents have never owned a home in the U.S., or did not own one at the time of their passing.

• One buyer must be current resident of California.

• Your income is under the county limits (PDF)

• You have 680+ credit (660 minimum for "low income" buyers)

How does this program work?

🔹 CalHFA provides $100,000 (20%) as down payment assistance through the Dream For All loan

🔹 Later, you sell the home for $700,000

🔹 You repay the original $100,000, plus 20% of the $200,000 in appreciation — that’s $40,000

🔹 You keep the rest of your equity!

How to enter the California Dream for All lottery system?

Since funding is limited, they’ve created a lottery system to give everyone a fair shot at applying.

You can’t enter the lottery on your own, it must be done through a CalHFA-approved lender.

CalHFA randomly selects qualified applicants from the pool of entries.

📌 Step 4: Selected Applicants Are Notified
If you’re chosen, you’ll receive instructions on securing a mortgage and finalizing your home purchase.

📌 Step 5: Funding Is Guaranteed as long as you use it before you voucher expires
Lottery winners get 90 days to get into contract on a home.  If you do not find a home in that time, you can request a one time 90 day extension

How Lottery Winners Are Selected

Once the lottery closes, CalHFA randomly picks applicants from the pool—everyone has an equal shot, no matter when they applied during the window. If you're selected, you'll be contacted by email or phone.
