One trending option is an FHA solar down payment program that allows you to buy a home, finance solar into the loan, and receive up to 5% in assistance toward your down payment or closing costs.
The assistance may be forgiven after 90 days, and the solar component may help lower your future utility bills.
If you were waitlisted or not selected for Dream For All, there are still other programs worth exploring.

This down payment assistance program offered by CalHFA, offers up to 20% for down payment or closing costs, not to exceed $150,000.
Homebuyer must register for a voucher. A randomized drawing will select registrants who will receive the voucher. This will not be first come, first served.

- All borrowers must be first-time homebuyers.
- One borrower must be current resident of California.
- One borrower must be a first-generation homebuyer meaning:
1A: A first-generation homebuyer is defined as a homebuyer who has not been on title, held an ownership interest or have been named on a mortgage to a home (on permanent foundation and owned land) in the United States in the last 7 years,
AND
2A: To the best of the homebuyer’s knowledge whose parents (biological or adoptive) do not have any present ownership interest in a home in the United States or if deceased whose parents did not have any ownership interest at the time of death in a home in the United States,
OR
2B: An individual who has at any time been placed in foster care or institutional care (type of out of home residential care for large groups of children by non-related caregivers).

There are three possible outcomes:
🔹Selected: You received a voucher and now have a timeline to move forward.
🔹Waitlisted: You were not selected immediately, but you may still have an opportunity if additional vouchers become available.
🔹Not Selected: You did not receive a voucher this round, but there may still be other homebuyer programs and down payment assistance options available.
No. Being selected does not mean you are fully approved for a mortgage. You still need to update your pre-approval to make sure everything is still in good shape such as income, credit, debt and assets.
If nothing has changed you should be in good shape but if new debts were added to your credit report or scores or income declined, that could be an issue.
You should act quickly. Dream For All vouchers come with deadlines, and timing matters. You will want to review your approval, complete any required education, connect with your realtor, and understand your purchase timeline as soon as possible.

Yes. If you are waitlisted, this is not the time to pause. You should make sure your loan approval, credit, income, and documents are updated so you are ready if your status changes.

No. Dream For All is a great program, but it is not the only path to homeownership. There may be other down payment assistance programs, CalHFA options, FHA options, conventional programs, or local assistance programs that could still help.
