You’ve secured your voucher now let’s make sure you have the right strategy
in place to become a homeowner.
✅ Your initial voucher is valid for 90 days from the issue date
✅ You can request a one-time 90-day extension once you’re within the last 30 days of the original voucher (request this in your CalHFA portal). The extension adds 90 days to the end, so no need to wait till the last moment to request it.
✅ You only need to be in contract before the voucher expiration date.
✅ As long as I (your lender) reserve funds before expiration, the loan can still close even after the expiration date passes.
✅ You then have 90 days from the date of your reservation to close your loan on a resale home, 120 days if it is new construction.
Track Your Timeline
✅Make note of your voucher expiration date.
✅Set a reminder to request your extension (if needed) when you are within 30 days of expiration.
Complete Homebuyer Education
These two courses must be completed for loan approval:

These two courses are only good for 365 days (on the day you get your keys), so if you completed them in the past, double check the dates. There is a good chance you need to complete them again, and I suggest starting now.
The first course has a $100 cost, and can take up to 8 hours to complete (including a 30 minute phone meeting with a counselor that is scheduled once you finish your online portion). The second course is free and is completed quickly. Only one borrower needs to complete the course.
